The final homes at Rectory Road, Sutton Coldfield, have now been handed over, marking the successful completion of this local development. This milestone marks The Pioneer Group’s ongoing work to providing high-quality, affordable housing.

Delivered in partnership with Miller Homes, the development includes 121 homes, including 42 properties built specifically for The Pioneer Group as part of the wider development. Customers began moving in from June 2023, with homes handed over in phases until February 2025. The Pioneer Group’s contribution includes 24 affordable rented properties and 18 shared ownership homes.

The former Ministry of Defence land, managed by DIO, had been vacant for over a year.

The wider, Rectory Gardens development, includes a mix of two, three, and four-bedroom homes, with the first properties unveiled in summer 2022. Diggers worked on-site to prepare the groundwork, adding more homes to the former defence estate, which sits between Whitehouse Common and Falcon Lodge.

The rented properties have been allocated through Birmingham City Council’s housing system, ensuring they reach those in need, while the shared ownership homes have been made available for purchase to help more people onto the property ladder.
