Our Plan
We’re aiming to deliver 249 new homes during and beyond the life of our current Corporate Plan.
This programme builds on a mix of land acquisitions, package deals and strong partnerships that help us make the most of every opportunity.
Our roots are firmly in Castle Vale and that remains the heart of our work. While we’ve successfully delivered homes in nearby areas such as Sutton Coldfield and Stechford, our priority will continue to be the communities in and around Castle Vale.
By keeping our geographic footprint close, we can deliver high‑quality homes alongside the wrap‑around services that help people thrive from housing support and rapid repairs to financial guidance and employment and skills support.
Staying local means we stay present, connected and responsive and that’s central to how we work.
Our strong core business means we can borrow commercially to fund our development programme.
We currently have a £15 million revolving credit facility with Santander, which runs until October 2027.
With our new 2025–2028 development programme in place, our Finance Director is now approaching the market to secure the extra funding we need to deliver the homes in this strategy. Our aim is to agree an additional £40 million in revolving credit facilities for at least five years.
We will deliver 249 homes through our partnership with Matrix, as part of their role as a Homes England Strategic Partner. We will also be submitting a bid in the next Homes England funding round, SP3, to support our proposed 2026–2028 programme.
We know we can achieve more by working with others. Where new opportunities arise, we’ll look to build relationships with additional delivery partners who can help our small team identify and secure new development sites.
We will keep working closely with the Matrix Housing Partnership, where we currently hold Homes England Strategic Partnership status. This partnership remains a key part of delivering our development ambitions.

This scheme was reviewed at Development Committee on 11th August and approved at Group Board on 3rd September (entering into a package deal for the Golden Brick acquisition of land and JCT Design & Build Contract for the construction of 26No houses and maisonettes at Lindridge Drive, Minworth with Morro Partnerships).
Detailed planning permission for this scheme is expected to be granted by Birmingham City Council (BCC) at their Planning Committee on 20th November. Following receipt of planning, the Project Team will be working towards satisfying any pre commencement conditions and ensuring a start on site in Q4 to satisfy Homes England funding conditions.

This scheme was approved at the board meeting in May (entering a package deal for the back-to-back acquisition of land and JCT Design & Build Contract for the construction of 10No houses at Burcote Road, Erdington with Seddon Construction). The Project Team has been advised that this development will receive planning permission in November 2025. In the meantime, Officers have underwritten costs to complete the final site investigations and surveys of the development to inform the detailed design (including foundation design) and finalise costing. We are on target to achieve a start on site by Q4 to enable draw down of our Homes England funding.
