Want To Make Changes To Your Home?

You can make improvements or alterations, but you’ll need our consent first. Here’s what you need to know before you start.

What Counts As An Improvement?

Alterations: Changing or removing something that’s already there, like a fireplace or patio.

Improvements: Adding something new or replacing something that’s worn out, like a new radiator or extra insulation.

Getting Permission

  • Ask us first – Apply by phone, email, or in writing.
  • We’ll check the details – Sometimes we’ll visit your home to talk through your plans.
  • Get the green light – We’ll confirm what you can do, the standards your work needs to meet, and any extra permissions (like planning approval).
  • Finish and check – When the work’s done, we’ll inspect it and give you a certificate of completion.

Your Responsibilities

  • You’ll need to maintain any changes you make.
  • If you move out, we might ask you to put things back as they were.
  • If you make changes without permission, we’ll work with you to put things right – but this could cost you

When We Can’t Say Yes

We may refuse consent if:

  • The property is still under warranty.
  • Our fittings are still in good condition.
  • The work could affect future lettings (for example, reducing bedrooms).
  • Building regulations or planning rules aren’t met.
  • The work could negatively impact neighbours.

Examples Of Improvements

Minor works: New doors, tiling, laminate flooring, garden fencing.

Major works: New bathroom fittings, kitchen units, heating systems, insulation, double glazing.

Special Cases

Laminate flooring: We’ll look at requests individually. If it causes noise issues, we’ll work with you to fix it.

Cat flaps: Only allowed if you’re replacing a door with one that already has a cat flap.

Satellite dishes: May need planning permission, especially for flats.

Solar panels: Not allowed on certain property types.
