Tenancy Management

We look after most aspects of your tenancy, including:

Every neighbourhood has a Community Coordinator who will visit you within six weeks of moving in. They’ll explain your responsibilities and point you to any extra help you might need.

Terms of Your Tenancy

The type of tenancy you have depends on when you joined us:

• Assured Shorthold Tenancy – usually for your first 12 months
• Assured (Non-Shorthold) Tenancy – after your first year if there are no serious breaches
• Protected Assured Tenancy – for tenants who transferred from the Housing Action Trust in 2004

Whatever your tenancy type, you have security of tenure, which means you have the right to live peacefully in your home.

Succession

In the event that something happens to you, your tenancy can usually be taken over by:

• Your spouse or partner (including same-sex partners) if they lived with you for at least 12 months
• A family member who lived with you for the past 12 months (they may need to move to a smaller home)

Succession can only happen once during a tenancy.

Tenancy Assignment

You can transfer (assign) your tenancy in certain circumstances, such as:

• A court order during matrimonial proceedings
• A mutual exchange with another tenant
• Assigning to someone who would qualify to succeed after your death

You can also add a partner to your tenancy if they’ve lived with you for more than 12 months. Children can’t be added unless ordered by a court.
